Assessed Valuation Appeals
It is the responsibility of the Cook County Assessor’s Office to determine a Fair Market Value for each property. For residential properties, your property’s Assessed Value equals 10% of its Fair Market Value, per Cook County ordinance. All taxpayers in Cook County have two opportunities each year to appeal the assessed valuations of their properties. The first opportunity is through the Cook County Assessor’s Office and the second time through the Cook County Board of Review. Each township is open for appeals for 30 days.

When Orland township is open, taxpayers can file an appeal online. The Orland Township Assessor’s Office can assist our taxpayers by analyzing comparable properties to determine if your assessed value is too high. If you purchased or had an appraisal done in the last two years that supports a lower market value, you can use this as an argument for your appeal.
